EICR costs in London vary by property size, number of circuits and whether remedial work is needed. Here is what landlords typically pay in 2025 and what to watch out for.

Since the Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020 came into force, EICR certificates have become a standard landlord cost alongside the annual gas safety check. Prices vary considerably across London, and understanding what drives the variation helps landlords budget accurately and ask the right questions when comparing quotes.

EICR costs are generally based on property size and the number of electrical circuits in the consumer unit (fuse board):

  • Studio or 1-bed flat (up to 6 circuits): £120–£180
  • 2–3 bed flat or house (6–12 circuits): £150–£230
  • 4–5 bed house (12–20 circuits): £200–£300
  • HMO properties: Higher, depending on size and number of circuits — request a bespoke quote

What affects the price?

  • Number of circuits. Each circuit needs to be tested individually. More circuits means more time and a higher cost.

  • Rewiring or significant remedial work can run to several thousand pounds
