About this service

What every London homeowner should know about boiler repair

The most common boiler faults in London homes

London’s boiler stock is dominated by combination boilers from Vaillant, Worcester Bosch, Baxi, Ideal and Glow-Worm — and after years of operation, a predictable set of faults emerges. The most common is a PCB (printed circuit board) failure, which controls every function from ignition timing to pump speed. A PCB fault usually manifests as a boiler that fires briefly then cuts out, or displays a persistent error code that won’t reset.

Diverter valve failures are the second most frequent call-out we attend. When the diverter valve seizes or sticks, the boiler loses the ability to switch between heating and hot water — leaving homeowners with one or the other but never both. The valve itself is relatively inexpensive, but it requires Gas Safe attendance and correct pressure testing after replacement.

Pump failures and pressure vessel failures account for a large share of winter breakdowns across London. A failed pump means heat cannot circulate around the system, resulting in radiators that stay cold even when the boiler fires. A waterlogged expansion vessel causes pressure to spike every time the boiler heats up, triggering the pressure relief valve to discharge.

In winter, frozen condensate pipes are one of the most common reasons London boilers stop working overnight. Modern condensing boilers discharge acidic condensate through a plastic pipe to an external drain. In hard freezes, this pipe can ice up and block, causing the boiler to lock out on a fault code. In most cases this can be thawed and resolved within minutes — without any parts required.

London water hardness and kettling

London has some of the hardest water in England — Thames Water zones typically measure 300–360 mg/L of calcium carbonate. Over years of operation, this mineral content deposits as limescale inside the heat exchanger, gradually reducing efficiency and creating the kettling noise — a rumbling, banging or popping sound when the boiler fires — that many London homeowners describe as a “boiling kettle” sound inside the appliance.

Kettling is not simply a nuisance. Limescale acts as an insulator inside the heat exchanger, forcing the boiler to work harder and run hotter to achieve the same output. Left untreated, it accelerates wear on the heat exchanger, which is one of the most expensive components to replace. A power flush or descale is often the right first intervention — our engineers assess whether the scale build-up is at a stage where flushing will resolve the fault, or whether the heat exchanger has already been damaged.

Error codes explained

Modern boilers display manufacturer-specific error codes that can be decoded before the engineer arrives. The most common codes we attend in London: Vaillant F.28 (ignition failure — often a faulty ignition lead, electrode or gas supply issue), Worcester Bosch EA (ignition lockout — similar cause to F.28, requires engineer reset and diagnosis), and Baxi E1 (ignition failure or flame not detected after three attempts). All three codes require Gas Safe engineer attendance — resetting the boiler without identifying the root cause risks repeated lockouts or, in rare cases, a gas safety hazard.

Other common codes — Vaillant F.75 (pressure sensor fault), Worcester Bosch D5 (expansion vessel waterlogged) and Ideal F2 (low water pressure) — are typically resolved with parts that our engineers carry as standard stock, making same-day first-time fixes possible in most cases. When you call, tell us the error code: it helps us bring the right parts on the first visit.

First-time fix rate and parts availability

Our engineers attend repairs across all 33 London boroughs — from Barnet to Bromley, Ealing to Greenwich — with vehicles stocked with the most commonly replaced parts for the five dominant boiler brands: Vaillant, Worcester Bosch, Baxi, Ideal and Glow-Worm. This means that for the majority of faults — diverter valves, pump cartridges, PCBs for popular models, ignition electrodes, pressure relief valves, expansion vessels and NTC thermistors — the repair can be completed in a single visit.

For less common or older boiler models, we will diagnose on the first visit and confirm part availability and a return visit time before leaving. We do not start work without a clear fixed price agreed with you — covering both parts and labour — so there are no surprises on the invoice.

We carry Gas Safe ID on every visit. You can check our registration on the Gas Safe Register website before we arrive if you wish — we actively encourage this. Over 180 verified reviews on Checkatrade (60) and MyBuilder (120) reflect the standard of service you can expect: straightforward diagnosis, honest advice, and work completed to a high standard.

Repair vs replace: making the right decision

Not every boiler fault is worth repairing, and we will tell you honestly when that is the case. As a rule of thumb: if your boiler is under 10 years old and this is its first significant repair, the cost of fixing it is almost always lower than the cost of a new boiler installation — repair is the right call. If the boiler is 10–15 years old and has been repaired before, we will give you a realistic assessment of likely ongoing reliability and the cost-benefit of repair versus replacement.

If the boiler is over 15 years old or has had multiple component failures, we will typically recommend replacement — not because we earn more from installations, but because continued spending on repairs for an ageing appliance is rarely cost-effective. A modern A-rated condensing boiler will reduce gas consumption significantly compared with a boiler manufactured before 2010.

The diagnosis and quotation process is always transparent. If the repair cost approaches or exceeds a meaningful fraction of a new boiler price, we will say so and let you decide.

What we test after every repair

A repair is only complete when the entire system has been verified. Before leaving, our engineers test: gas inlet pressure at the boiler to confirm supply is within specification; flue integrity to ensure combustion products are exhausting correctly and not re-entering the property; system pressure static and when hot; thermostat and programmer response to confirm correct control; and full hot water and central heating operation through a complete heat-up cycle.

If a carbon monoxide alarm is not present in the property, we will advise on fitting one — this is standard practice and part of our commitment to gas safety, not a sales pitch.

Common questions

Boiler repair: frequently asked

How quickly can you repair my boiler in London?

We aim to attend boiler breakdowns the same day or next morning across London. Our engineers carry common spare parts to maximise first-time fix rates.

Why has my boiler stopped working?

Common causes include low system pressure, frozen condensate pipes in winter, a faulty igniter, a failed pump, a diverter valve problem or a printed circuit board (PCB) fault. An engineer can diagnose the specific fault with a boiler inspection.

How much does boiler repair cost in London?

Most boiler repairs in London cost between £150 and £450 including parts and labour. The price depends on the fault type and the parts required. We provide a clear quote before starting any work.

Is it worth repairing my boiler or should I replace it?

If your boiler is under 10 years old and this is its first significant repair, fixing it is usually good value. If it is over 12–15 years old or has had multiple repairs, replacement may be more cost-effective in the long run.

Can any engineer repair my boiler or does it need to be Gas Safe?

By law, all gas boiler work must be carried out by a Gas Safe registered engineer. Using an unregistered engineer is illegal and can void your warranty and insurance.
