Boiler Warranties for London Landlords: What Is Covered and What Is Not

A new boiler warranty can protect a London landlord from costly repair bills, but the conditions attached to it are strict. This guide explains what voids a boiler warranty, what annual service requirements apply, and what landlords need to know.
What a Boiler Warranty Covers
When a new boiler is installed in a London rental property, the manufacturer provides a warranty that covers the cost of parts and labour for faults that arise due to defects in the boiler itself. The standard warranty period for major brands in the UK market — Worcester Bosch, Vaillant, Ideal, Baxi, and Viessmann — ranges from two to ten years depending on the model and any extended warranty registered by the installer. During the warranty period, the manufacturer will repair or replace faulty components at no charge, provided the warranty conditions are met.
What a warranty does not cover is equally important. Warranties do not cover faults caused by the system rather than the boiler — sludge damage to the heat exchanger or pump, limescale damage in hard water areas, or faults caused by incorrect installation. They do not cover normal consumable wear items. And they almost universally require that the boiler is serviced annually by a Gas Safe registered engineer using manufacturer-approved service procedures.
The Annual Service Requirement
Every major boiler manufacturer requires an annual service as a condition of the warranty. Missing even one annual service is sufficient to void the warranty on most manufacturer terms. For London landlords, this creates an important practical obligation: not only is an annual boiler service best practice for system reliability, it is a mandatory warranty condition that, if not met, removes the financial protection the warranty provides.
The service must typically be carried out by a Gas Safe registered engineer. Worcester Bosch additionally requires that the boiler is registered on the Benchmark scheme and that service records are maintained in the Benchmark logbook. Vaillant has a similar requirement through its own service records. When a landlord makes a warranty claim and cannot produce service records for each year of the warranty, the manufacturer can and does reject the claim on the basis that the annual service condition was not met.
System Requirements That Affect Warranty Validity
In London hard water areas — which covers virtually all of Greater London — boiler manufacturers require that a scale reducer or water softener is fitted to protect the heat exchanger from limescale damage. Worcester Bosch specifies that in areas with water hardness above 200 mg/l, a scale inhibitor must be fitted at installation for the full manufacturer warranty to apply. London tap water hardness is typically 250 to 350 mg/l across most of the city, well above this threshold.
Most boiler manufacturers also require that a magnetic filter is fitted on the system return pipe. Adey Magnaclean, Fernox TF1, or equivalent products are specified in installer requirements for full warranty compliance. A boiler installed without a magnetic filter in a London property, particularly one with an existing heating system that has not been powerflushed, is at high risk of heat exchanger damage from circulating magnetite sludge — and that damage will not be covered by warranty because the required system protection was not installed.
What Happens at Warranty Claim Time
When a boiler fault occurs under warranty, the manufacturer will typically send their own approved engineer to inspect the fault. That engineer will check whether the annual service has been completed and whether the system protection requirements were met. If the service records are missing or the system lacks a magnetic filter in a London hard water area, the claim is likely to be rejected. The landlord then bears the full cost of the repair, which for a major component such as a heat exchanger can reach 500 to 800 pounds or more.
Extended Warranties
Most major boiler manufacturers offer extended warranties of up to ten years if the boiler is registered within 30 days of installation and serviced annually by an approved engineer. For landlords planning to hold a London property long-term, the extended warranty represents significant financial protection.
