The Difference Between a Boiler Service and a Gas Safety Check

London landlords sometimes use the terms boiler service and gas safety check interchangeably, but they refer to different activities. A gas safety check is a legally required annual inspection that assesses whether all gas appliances in the property, including the boiler, are safe to use. It involves checking the safe operation of each appliance, testing for gas tightness, checking flue performance, and confirming that the installation does not pose a danger of carbon monoxide poisoning or gas explosion. A boiler service is a more thorough maintenance procedure that focuses specifically on the boiler and aims not just to confirm that it is safe but to optimise its performance and identify components that are approaching the end of their service life before they cause a breakdown. What the Boiler Service Report Should Document

A comprehensive boiler service report for a London rental property should document the make, model, and serial number of the boiler and the date of the service. Gas Rate and Combustion Analysis: Why They Matter
