What a stop tap does

The internal stop tap (also called a stopcock) isolates the cold water supply entering the property. Turning it off shuts off all cold water inside the building. In a burst pipe emergency, locating and closing the stop tap within the first minute limits water damage significantly. Every occupant in a London property should know where the stop tap is and be able to close it quickly.

Where the stop tap is located

In London terraced and semi-detached houses, the internal stop tap is usually under the kitchen sink where the rising main enters the property. In flats, it may be in a shared riser cupboard on the landing, under the bathroom sink, or inside an airing cupboard. The external stop tap (boundary box) is set into the pavement outside the property and is operated by Thames Water or the relevant utility company.

Seized or very stiff stop tap

A stop tap that cannot be turned in an emergency is extremely dangerous. Many older London properties have original brass gate valves with capstan heads that have not moved in decades, seized solid with limescale and corrosion. Penetrating oil will not free a badly seized gate valve. Replacement with a modern quarter-turn ball valve is the only reliable fix and can be done without shutting off the main supply if the tap can be partially operated.

Stop tap that will not close fully

A stop tap that drips past even when turned fully clockwise indicates an old brass gate valve design or a worn internal washer. Gate valves are not recommended for isolation because the rubber washer deteriorates and the valve cannot achieve a full seal. The modern standard is a quarter-turn ball valve, which closes instantly with a 90-degree turn and maintains a reliable seal for decades. London-specific issues

Many older London properties have original brass gate valves with capstan heads that have not moved in decades, seized with limescale and corrosion. If the internal stop tap is also seized, the external stop tap in the pavement boundary box must be used to isolate the supply. Pressure-reducing valve

Some London properties have high mains pressure above 3 bar. A pressure-reducing valve (PRV) fitted after the stop tap protects all appliances in the property. Mains pressure above 3 to 3.5 bar can damage washing machines, dishwashers, and thermostatic shower valves.
