Smoke alarm installation in Lambeth

The Smoke Alarms and Carbon Monoxide Alarm (Amendment) Regulations 2022 came into force on 1 October 2022, significantly strengthening landlord obligations. Every landlord in Lambeth must now install at least one smoke alarm on every storey of the rental property used as living accommodation — not just the floors with bedrooms.

The same regulations require a carbon monoxide alarm in every room containing a gas appliance, an oil appliance, or any solid fuel combustion appliance. This means if your Lambeth rental has a gas boiler in a utility room, a gas hob in the kitchen, and a wood-burning stove in the living room, each of those rooms requires its own CO alarm.

Smoke alarms must be in working order at the start of each tenancy. Local authorities in Lambeth can issue a remedial notice if requirements are not met, and can arrange installation at the landlord's expense if the notice is ignored. Failure to comply carries a civil penalty of up to £5,000.

HMO (House in Multiple Occupation) landlords face additional requirements. Most Lambeth HMOs require at minimum a Grade D Category LD2 system — smoke alarms in every bedroom and every escape route, plus a heat alarm in the kitchen. Standalone alarms are the simplest option — each unit operates independently. They are suitable for small single-storey properties or as a low-cost temporary measure. However, BS 5839-6 strongly recommends interlinked alarms for all dwellings so that every alarm sounds when any one detector is triggered.

Interlinked alarms can be either hard-wired or wireless. Hard-wired systems (Grade D) run a communication cable between mains-powered alarms — the most reliable option for new builds and properties undergoing full refurbishment. Wireless interlinked systems use RadioLINK technology to communicate between alarms without cable, making them the preferred solution for occupied Lambeth properties where disruption must be minimised.

Grade D vs Grade A: Grade D systems use self-contained alarms with their own internal power supplies — this covers the vast majority of domestic and small HMO installations. Grade A systems use a central control panel and are required in larger HMOs, blocks of flats, and commercial premises. Category LD1 systems protect all rooms including bedrooms, living areas, kitchens, and loft spaces.
