Is a property manager liable for a landlord's gas safety certificate?

The statutory duty rests with the landlord under the Gas Safety Regulations. However, where a management agreement delegates compliance responsibility to the agent, the agent takes on a contractual obligation. Failure to arrange the inspection can expose the agent to a civil claim from the landlord.

How do property managers track compliance across a portfolio?

Most property managers use property management software (Arthur, Fixflo, Goodlord) with compliance tracking and renewal reminders. A compliance calendar with 90-day and 30-day alerts for every certificate type is the minimum recommended approach.

What notice must a property manager give before a compliance inspection?

A minimum of 24 hours written notice (email is acceptable) before entering a rented property. Document all access communications in case a tenant disputes access was given.

Can a property manager arrange EICR remedial works without landlord authorisation?
