Every landlord letting residential property in England must have an annual Gas Safety Certificate (CP12) for all gas appliances. The certificate must be given to existing tenants within 28 days of the inspection, and to new tenants before they move in.

The inspection covers: all fixed gas appliances (boilers, gas fires, gas hobs), visual inspection of visible pipework and fittings, flue flow and integrity test, combustion analysis and operative pressure check. If an appliance fails it is isolated and a notice of defect is issued — the engineer will advise on repair or replacement.

Do I need a Gas Safety Certificate every year?

If you are a landlord, yes — the Gas Safety (Installation and Use) Regulations 1998 require an annual Gas Safety Certificate (CP12) for all gas appliances in rental properties. The certificate must be provided to tenants within 28 days of the inspection or before a new tenancy begins. Failure to comply carries a penalty of up to £6,000 or six months imprisonment. What should I do if I smell gas in London?

Do not call an engineer — the National Gas Emergency number handles the initial response. Can a gas engineer work on an oil boiler?

No. Gas Safe registration covers natural gas and LPG. Oil-fired boiler work requires OFTEC (Oil Firing Technical Association) registration.
