Central heating services in London
New central heating system
Full central heating installation from scratch — new boiler, all pipework, radiators, controls and zone valves. Suitable for properties being brought into habitation, extensions, and properties converting from storage heaters or electric heating.
Radiator installation
Adding individual radiators to extend an existing system. Pipework run from existing circuits. Thermostatic radiator valves (TRVs) fitted as standard. System rebalanced after installation. Decorative column radiators, low surface temperature radiators and towel rails all available.
Boiler replacement
Like-for-like or upgrade boiler replacement. Combi, system and heat-only (regular) boilers. All major brands: Worcester Bosch, Vaillant, Baxi, Ideal, Viessmann. Benchmark commissioning document and Gas Safe notification included.
System conversion
Converting from regular (heat-only) boiler to combi, or from vented to unvented cylinder. Removal of loft cold water storage tank. Re-pressurisation of system. Pipework modifications. Cylinder removal and disposal.
Power flush
MagnaCleanse or Kamco FlowDynamics power flush to remove sludge, magnetite and scale. Chemical cleanse followed by inhibitor treatment. ADEY MagnaClean magnetic filter installation to prevent sludge build-up recurring. System performance verified after flush.
Smart heating controls
Nest, Hive, Tado, Drayton Wiser and Honeywell Evohome installation and configuration. App setup and user training. Multi-zone programming with individual room control. Integration with existing broadband and smart home systems.
Zone control installation
Separate heating zones for upstairs and downstairs (or by area) using motorised zone valves, additional pumps and programmers. Reduces heating bills by allowing unoccupied areas to be set at reduced temperatures. Common in larger London homes and HMOs.
Central heating repair
Diagnosis and repair of central heating faults — pump failure, motorised valve fault, expansion vessel replacement, pressure relief valve discharge, PCB failure, heat exchanger blockage. Planned and emergency attendance.
System explained
What makes up a central heating system
A full wet central heating system in a London home comprises several components working together. Understanding each component helps you make informed decisions about repair vs replacement, system upgrades and energy efficiency improvements.
Gas boiler
The heat source — combi, system or heat-only depending on property size and hot water demand. Efficiency ratings quoted as AFUE (annual fuel utilisation efficiency) — 90%+ for A-rated modern condensing boilers.
Radiators
Heat emitters in each room. Sized to the heat loss calculation for that room (kW output). Single panel, double panel (K2) or double panel double convector (K3) depending on requirement. Column radiators for period-style properties.
Thermostatic radiator valves (TRVs)
Self-regulating valves on each radiator that close when the set room temperature is reached. Required in virtually all new heating system installations under Part L of the Building Regulations. Reduces fuel consumption by 10-20% compared to manual valves.
Programmer and room thermostat
Time and temperature control for the system. Modern options range from simple 7-day programmers to fully-featured smart systems with app control and individual room sensors.
Magnetic filter
Installed on the return pipe to the boiler to capture magnetite (black sludge) before it reaches the heat exchanger. ADEY MagnaClean or Fernox TF1 are standard options. Annual cleaning required as part of boiler service.
Expansion vessel and pressure relief valve
Safety components within the sealed system. The expansion vessel absorbs pressure changes as water heats and cools. The pressure relief valve discharges to a safe location if pressure exceeds 3 bar. Both are checked during annual service.
London-specific
Central heating in London properties
London's housing stock presents particular challenges for central heating installation. Victorian and Edwardian terraces — the dominant property type across inner London boroughs — were built without central heating, and the pipework routing must navigate solid ground floors, suspended timber first floors, and lath-and-plaster walls that vary significantly from property to property.
Hard London water (Thames Water supplies most of London at approximately 300-350 mg/L hardness) accelerates scale build-up in heat exchangers, cylinder coils and pipework. Scale inhibitor dosing during installation and annual MagnaClean servicing are important for system longevity.
Leasehold flats — which make up a significant proportion of London's housing stock — require consent from the freeholder or management company before installing or significantly altering central heating. We advise on the consent process and supply documentation for management company approval where needed.
Victorian and Edwardian properties
Solid ground floors require surface-run or underfloor pipework. We advise on the most practical route and minimise disruption. Original cast iron radiators can be retained and connected to a new system if in good condition.
Leasehold flats and purpose-built blocks
Consent required for significant works. We prepare technical specifications for managing agent review. Communal riser connections require liaison with building management.
Hard water areas
Inhibitor dosing, magnetic filtration and limescale protection additives are standard on all new installations. Reduces heat exchanger failures and extends boiler life.
Conservation areas and listed buildings
Flue positioning may require planning consent in conservation areas. Internal flue liners may be required where external flue runs conflict with conservation requirements. We advise before installation.
FAQ
Central heating questions
How much does central heating installation cost in London?
Central heating installation costs in London vary significantly by scope. A new full central heating system for a 3-bedroom house (typically 8-10 radiators, new combi boiler, controls and all pipework) ranges from £4,000-7,000. Adding radiators to an existing system costs £300-600 per radiator including pipework and balancing. A power flush on an existing system with 8 radiators typically costs £400-600. A full system upgrade including new boiler, upgraded pipework and smart controls can reach £8,000-12,000 for a larger London property.
How long does a central heating installation take?
A new full central heating installation in a 3-bedroom London house typically takes 3-5 days. Adding individual radiators to an existing system usually takes 1-2 days. A boiler replacement with minor system work takes 1-2 days. We aim to restore heating and hot water each evening during longer installations so the property remains habitable throughout.
What is a power flush and do I need one?
A power flush uses a specialist machine to circulate high-velocity water and chemical cleanser through your central heating system to remove sludge, magnetite (black iron oxide) and scale deposits. Signs that indicate a power flush may be needed include: cold spots on radiators (especially at the bottom), noisy boiler, reduced heat output, dark water when bleeding radiators, or boiler cutting out. Most boiler manufacturers require system flushing before a new boiler installation to maintain warranty conditions.
Can I get central heating in a London flat?
Yes. Central heating can be installed in London flats, including those in mansion blocks and conversions. The main considerations are routing pipework through floors and walls (which may require freeholder or management company consent in leasehold properties), accessing communal areas, and confirming gas supply capacity. We survey the property before quoting and advise on any lease or planning considerations. For flats without mains gas access, electric panel radiators or air source heat pumps may be alternative options.
What smart heating controls can you install?
We install all leading smart heating systems including Nest, Hive, Tado, Drayton Wiser, Honeywell Evohome and Worcester Wave. These systems allow app-based control, geofencing (heating activates when you approach home), individual room zone control with smart TRVs, and integration with Google Home and Amazon Alexa. Multi-zone control using separate programmers for upstairs and downstairs is also available without smart technology.
