Power flush in Islington

Magnetite is iron oxide — the black, gritty sludge that forms inside central heating pipework and radiators as the metal corrodes over time. Every steel radiator and steel pipe section in your system is slowly dissolving into the water that circulates through it. The dissolved iron particles combine with oxygen and settle out as magnetite, a dense black powder that accumulates at the lowest points in the system: radiator bases, pump housings and boiler heat exchangers.

London tap water is among the hardest in the UK — calcium and magnesium mineral content is typically 250-320 mg/litre, compared to the UK average of around 100 mg/litre. This hard water chemistry dramatically accelerates the electrochemical corrosion that produces magnetite. Limescale deposits form on heat exchanger surfaces, raising local temperatures and driving faster metal degradation. The result is that London heating systems accumulate damaging sludge significantly faster than those in softer-water regions of the country.

A heavily contaminated system can carry several kilograms of magnetite sludge. This material reduces water flow through radiators, insulates heat exchanger surfaces, causes pumps to seize and forces boilers to work harder to deliver the same heat output — increasing energy consumption and shortening boiler life.

The four most common warning signs that your Islington system needs a power flush are: radiators that are cold at the bottom but warm at the top, a boiler that bangs or kettles when firing up, water that comes out dark brown or black when you bleed a radiator, and cold spots that return within weeks of bleeding. Any one of these symptoms is worth investigating.

Power flushing removes this sludge mechanically and chemically. A specialist power flush machine connects to the system and circulates high-velocity water mixed with powerful descaling and dispersing chemicals. The filter is cleaned repeatedly during the flush until the water running through it is visibly clear.

After flushing, the system is refilled with clean water dosed with a full concentration of corrosion inhibitor — typically Fernox F1 or Sentinel X100. The inhibitor passivates the metal surfaces inside the system, dramatically slowing the rate of future corrosion. A permanent inline magnetic filter is then fitted on the return pipe close to the boiler. This intercepts any residual or future magnetite particles before they can reach the boiler heat exchanger, maintaining the clean state of the system long-term.
