Magnetite sludge in E11

Why E11 central heating systems need flushing

Magnetite is black iron oxide sludge that forms inside every steel central heating system as the metal corrodes and dissolves into the circulating water. In the E11 postcode, London hard water with exceptionally high mineral content accelerates this process — calcium and magnesium at 250-320 mg/litre promote limescale formation on heat exchangers, driving faster metal corrosion and faster sludge accumulation.

The sludge settles at the lowest points in the system — radiator bases, pump housings and boiler heat exchangers. As it accumulates it blocks water flow through radiators, creating the characteristic cold-bottom-warm-top symptom. The boiler has to work harder to compensate, raising energy bills and eventually damaging the heat exchanger.

A power flush removes this accumulated sludge in a single visit. We connect a high-velocity flush machine to the system, circulate descaling chemicals, and pass the water through a MagnaCleanse filter repeatedly until it runs clear. After flushing, we refill with corrosion inhibitor and fit a permanent inline magnetic filter to keep the system clean.

For properties in E11 requiring a new boiler, virtually all major manufacturers require the system to be power flushed and inhibited before the new boiler is commissioned — this is a condition of the warranty. We provide a written post-flush report documenting inhibitor concentration and water clarity for warranty purposes.

Power flush pricing in E11

Transparent power flush costs

Standard system

From £350

Up to 6 radiators. Includes power flush machine, MagnaCleanse, chemical inhibitor, magnetic filter fitting and written system report.

Larger system

From £500

7 or more radiators, or properties with multiple zones. Price confirmed on survey — larger systems require extended flush time and additional chemical dosing.

Severely contaminated

From £700

Systems with heavy magnetite build-up, blocked radiators or very dark bleed water. Requires multiple flush passes and repeated MagnaCleanse cycles to achieve clear water.

What is included

Power flush service components

Power flush assessment

We inspect your system before flushing — checking radiator temperatures, water pressure, bleed water colour and boiler operation to confirm a power flush is the right solution and quote accurately.

Full system power flush

Using a high-velocity power flush machine we circulate water and chemicals through every radiator and pipe run, dislodging magnetite sludge and depositing it into the machine for disposal.

MagnaCleanse flush

MagnaCleanse uses powerful magnets to capture ferrous sludge particles during the flush cycle. The filter is cleaned multiple times until the water runs clear — confirming a thorough clean.

Magnetic filter installation

A Magnaclean or equivalent inline magnetic filter is fitted to your system after flushing. It intercepts sludge before it can re-accumulate, protecting your boiler heat exchanger long-term.

Inhibitor treatment

After flushing we refill the system with a full dose of corrosion inhibitor — typically Fernox F1 or Sentinel X100 — which forms a protective layer on pipework and prevents future magnetite formation.

Post-flush system report

We issue a written report documenting pre and post-flush water clarity, pressure readings, radiator performance and the inhibitor concentration dosed — required by most boiler manufacturers for warranty purposes.

Common questions

Power flush E11: frequently asked

How do I know if my central heating system in E11 needs a power flush?

The key signs in E11 (Leytonstone & Wanstead) properties are radiators cold at the bottom but warm at the top, dark brown or black water when you bleed a radiator, boiler kettling or banging noises, and cold spots that return shortly after bleeding. London hard water in the E11 postcode area significantly accelerates magnetite sludge formation — systems over 5 years old that have not been flushed are very likely to need it.

Will power flushing fix cold radiators in my E11 property?

In most cases yes — cold radiators caused by settled magnetite sludge respond well to power flushing. After the flush, radiators should heat evenly from top to bottom. We carry out an assessment before starting to identify any radiators with advanced corrosion that may need replacing, so there are no surprises.

How long does a power flush take in E11?

A standard domestic system in E11 with 6-8 radiators takes 4-6 hours. Larger or severely contaminated systems can take 6-8 hours. We do not leave until the water runs clear through the MagnaCleanse filter, all radiators heat evenly, the inhibitor is dosed and the magnetic filter is fitted.

Should I get a power flush before a new boiler in E11?

Yes — Worcester Bosch, Vaillant, Ideal, Baxi and virtually all other manufacturers require the system to be flushed and inhibited as a condition of their warranty. Fitting a new boiler to a dirty system voids the warranty and risks the heat exchanger blocking within months. We can carry out the power flush on the same day as the boiler installation in E11 and provide a written post-flush report for the warranty registration.
