A standard homebuyer survey covers the visible structure and condition of a property, but it rarely includes a detailed assessment of the plumbing and heating systems. For a first-time buyer in London, this gap can be costly. London has an exceptionally old housing stock, and a significant proportion of the terraced houses, ex-local authority flats, and Victorian conversions on the market contain plumbing infrastructure that dates back several decades. Issues that are invisible during a viewing, such as lead pipework, a failing boiler, or a drainage system that backs up under heavy rain, can cost thousands of pounds to address after completion.

First-time buyers have the advantage of not being in a chain, which gives them more negotiating leverage when plumbing or heating problems are identified before exchange. During a viewing, look at the boiler itself. A modern condensing combi boiler with a condensate discharge pipe is a positive sign. An older back boiler behind a gas fire, a cast iron heat exchanger, or a floor-standing boiler with flue running up through the property is a sign of an older system that may require replacement in the near future. Check the system pressure gauge if one is visible. A pressure below one bar suggests the system has been losing water, which can indicate a leak in the circuit.

Checking for Lead Pipework in London Homes

London properties built before approximately 1970 may contain lead supply pipework, either on the section from the water main to the property boundary or on sections within the property itself. Lead can be identified by its dull grey colour, the slight malleability of the pipe when pressed, and the characteristic bulge at the joints. If lead is present on the internal pipework, replacement is strongly advisable for health reasons.
