Burst Pipe Emergency in London: Step-by-Step Response Guide

A burst pipe can cause thousands of pounds of damage in minutes. Knowing exactly what to do in the first five minutes — before the plumber arrives — limits the damage significantly. This guide walks through the emergency response.

Step One: Turn Off the Stop Tap

The single most important action when a pipe bursts in a London property is to turn off the internal stop tap immediately. The stop tap closes the mains water supply to the entire property, stopping the flow of water to the burst pipe. In most London properties, the internal stop tap is located under the kitchen sink — look for a brass or chrome valve on the cold water pipe rising from the floor. Turn it clockwise (right) to close it. A quarter to a half turn will close most modern stop taps. An older brass gate valve requires multiple clockwise turns until firm resistance is felt.

If the internal stop tap is in a different location — utility room, airing cupboard, beneath the stairs, or in a ground floor bathroom — it will be on the cold water rising main, which is the pipe that enters the property from the street. If you cannot find the internal stop tap or it will not close, the external stop tap in the pavement boundary box can be closed using a purpose-made bar key, which is available from any plumbers merchant. Thames Water can also be called to close the external stop tap in an emergency, though response times vary.

Step Two: Switch Off the Boiler and Immersion Heater

After closing the stop tap, switch off the boiler at its power switch or at the fused spur on the wall. If the property has an immersion heater, switch that off too. Boilers and immersion heaters draw cold water from the rising main or from a cold water storage tank to heat. If the burst pipe has reduced system pressure, the boiler may develop a fault or run dry. More importantly, if the burst pipe is near the boiler or in the vicinity of electrical wiring, mixing water and live electricity creates a serious hazard that requires turning off the electricity supply to affected circuits at the consumer unit.

Step Three: Drain the System

With the stop tap closed, open all cold taps in the property — kitchen, bathroom basin, bath, and shower — to drain residual water pressure from the pipework. This reduces the volume of water remaining in the pipes that can continue to escape from the burst. If the burst is on a hot water pipe, the hot taps should also be opened. Do not flush toilets repeatedly — the toilet cistern fills from the rising main and each flush uses water that will flow through the burst pipe if the stop tap is not fully closed.

Step Four: Manage the Immediate Water Damage

While waiting for the emergency plumber, limit the water damage. Move furniture, electronics, and valuables away from the affected area. Use towels, buckets, and bowls to contain pooling water. If water is coming through a ceiling — indicating a burst pipe on the floor above — place a bucket under the drip and pierce the ceiling plaster at the lowest point of the bulge to release the pooled water in a controlled manner rather than allowing it to build up until the ceiling collapses. Photograph all damage before any clean-up — this documentation is required for any subsequent insurance claim.
