A complete guide to replacing a back boiler in a London property, covering the process, costs, timescales, and what to do with the fireplace opening after removal.

What Is a Back Boiler and Why Is It Being Replaced?

A back boiler is a gas or solid fuel boiler installed behind a fireplace, hidden from view within the chimney breast. They were widely fitted in London properties from the 1960s through to the early 1980s and remain in a very large number of Victorian terraced houses and 1970s purpose-built properties across the city. If your London home has a gas fire in the living room with radiators running from it, the heating is almost certainly powered by a back boiler hidden behind the fireplace surround.

Back boilers are no longer manufactured. The last units were produced in the early 2000s. Parts are now extremely difficult to source, and any engineer willing to repair one will face the challenge of finding compatible components from old stock or reclaimed parts. Efficiency ratings are also very poor compared to modern condensing boilers. A back boiler typically operates at 55 to 65 per cent efficiency, meaning a very large proportion of the gas burned is wasted as heat up the flue. A modern condensing combi boiler operates at 90 per cent efficiency or above. For London landlords and homeowners with high gas bills, this difference translates directly into significant annual savings.

The Back Boiler Replacement Process

Replacing a back boiler in a London property is a multi-stage job typically taking two days for a straightforward installation. The process begins with decommissioning and removing the back boiler unit from behind the fireplace. The fireplace surround and back panel are removed to allow access. The old boiler is disconnected from the gas supply, flue, and heating pipework before removal. This is Gas Safe registered work and cannot be carried out by a general builder or unregistered engineer.

Most back boiler systems operate on a gravity-fed or pumped mid-floor indirect system, feeding hot water to both the radiators and a hot water cylinder, typically located in an airing cupboard. If the replacement boiler is a combi, the hot water cylinder and the cold water header tank in the loft are decommissioned and removed, as a combi produces hot water on demand without the need for storage. This part of the job involves draining the system, removing the cylinder and tank, and capping all the redundant pipework.

The new combi boiler is typically positioned in the kitchen or a utility cupboard. A new flue is routed through the external wall. New system controls are fitted, the system is flushed to remove any sludge and debris from the old pipework, and inhibitor is added to protect the new boiler. The boiler is then commissioned, tested, and a Gas Safe certificate issued. Building Regulations are notified through the Competent Person Scheme by the installing company.

Back Boiler Replacement Costs in London

A like-for-like back boiler to combi replacement in a London property typically costs between £2,500 and £3,500. This range covers removal of the back boiler and surround, decommissioning and removal of the header tank and cylinder, supply and installation of a mid-range combi boiler such as a Worcester Bosch Greenstar or Ideal Logic, new flue, new controls, system flush, inhibitor, and all certification. Properties where the new boiler location requires a long flue run or additional pipework work may cost more.

Some customers choose to upgrade to a premium boiler brand at this stage. A Viessmann Vitodens or Worcester Bosch Greenstar 8000 installation adds £400 to £700 to the total but delivers a longer manufacturer warranty of up to 10 or 12 years and higher efficiency ratings that reduce ongoing running costs.

What to Do With the Fireplace Opening

After the back boiler is removed, the fireplace opening remains. There are three main options. First, fit a decorative gas fire — a balanced-flue gas fire can be fitted into the existing opening, providing the visual appeal of a fireplace with the efficiency of modern gas technology. Second, fit an electric fire insert — a straightforward and cost-effective option that requires no Gas Safe work. Third, seal and plaster the opening — if a fireplace is not wanted, the opening can be properly sealed and plastered to give a flat wall finish. Note that the chimney breast should be ventilated even if the opening is sealed, to prevent damp from condensation forming in the void.
