Site survey
We visit to assess the existing bathroom, drainage configuration, water pressure, structural considerations and your requirements. We take measurements and advise on any constraints or options.

Design and quote
Fixed-price quotation based on the agreed specification, with itemised breakdown of labour and materials. We can advise on sanitaryware selection or work from your specification.

Strip-out and first fix
Removal of the existing suite, tiles and flooring. First-fix plumbing — all new supply pipework, waste runs and soil stack connections. First-fix electrical — extract fan wiring, lighting circuit.

Waterproofing and tiling
Waterproofing membrane to wet areas. Wall and floor tiling. We allow appropriate time for adhesive cure before grouting. Underfloor heating laid before floor tiles where specified.

Second fix
Sanitaryware installation — bath, basin, WC, shower enclosure. Valve commissioning and flow rate check. Electrical second fix — extract fan, shaver socket, heated towel rail.

Snagging and handover
Full snagging check before handover. All silicone joints finished. Certificates issued (Part P electrical). Operation demonstration. 12-month workmanship guarantee on all installations.

Victorian and Edwardian properties typically have solid brick walls and suspended timber floors — very different from modern cavity construction. For tenanted properties, we coordinate the schedule with the landlord to minimise disruption to occupants.
Do you supply the sanitaryware or do I buy it myself?
Both options are available. We can supply sanitaryware through our trade accounts at competitive pricing, or work from a supply list of items you have purchased yourself. If you supply the items, we ask that everything is on-site before work starts to avoid delays. We are happy to advise on compatible products and specifications — for example, confirming that a shower valve has sufficient flow rate for your system pressure before you purchase.
Do I need planning permission for a new bathroom in London?
Replacing a bathroom like-for-like does not require planning permission. Converting an en-suite or adding a new bathroom where one did not previously exist is permitted development for most properties. However, if your property is in a conservation area, is listed, or is a leasehold flat, additional consents may be required. Plumbing and electrical work in bathrooms must comply with Building Regulations Part P (electrical) and Part G (sanitation, hot water). Our electricians self-certify Part P compliance.
Can you install a wet room in a London flat?
